House rules and cancellation

Clear conditions, no surprises.

The villa is our home as much as it is your holiday rental. These rules keep it that way for everyone.

House rules

Maximum 12 guests overnight, 14 with the fold-out bed in the cinema. Day guests are welcome on request.
Quiet hours from 23:00 to 09:00, out of respect for the neighbours.
No smoking indoors. Smoking is allowed on the terraces and in the garden, please use the ashtrays provided.
Small dogs welcome on request, never in the bedrooms or pool. Pick up after your dog in the garden.
Children are always supervised at the pool. The pool is not fenced on all sides.
The entertainment room equipment (pool table, sound system, games) is for guests of the villa only.
Loud parties with external guests are not allowed. Family celebrations and small dinners are fine.
Leave the kitchen tidy, run the dishwasher and put waste in the right bins before check-out.

Booking is confirmed once 30% of the total has been received.
The remaining 70% is due 30 days before arrival.
Free cancellation up to 30 days before arrival, full refund of the deposit.
Between 30 and 14 days before arrival, the 30% deposit is non-refundable.
Within 14 days of arrival, the full amount is non-refundable.
A refundable damage deposit of 500 euro is pre-authorised on arrival and released within 7 days after check-out.
We recommend travel insurance that covers cancellation.
